Our Work Method

Most importantly, we have a passion for what we do. We bring that passion and commitment to every project, large or small, that we take on.  Since every project is a unique challenge, so too are the methods we employ in searching its most inspired design solution.  We rely on our various computer programs to facilitate the process, but trust first our eyes and hands.  We begin the design process by working closely with our clients to understand how they "live" the program. Nascent schemes evolve via hand sketching and in-house study models. We often develop the design with the help of computer modeling. Details are often studied at full scale.  All projects are guided under the direct daily supervision of the principals. Our clients are partners in the design process every step of the way. And, of course, we collaborate throughout the process with a range of excellent technical consultants, such as:

At Conklin Costantin Architects LLP we have been a highly computerized office since the first projects were produced on a CADD System in 1987. Our advanced integrated CADD and work/processing/cost accounting systems control all phases of our projects from initial surveys and preliminary reports to three dimensional modeling and detailed construction documents.  On a Windows NT operating system we enjoy design and production via AutoCad 2002, Adobe PageMaker & Photoshop, CorelDraw, and Microsoft Office 2000 as some of the principal programs utilized on a typical project.

Fees

Our fees vary depending on the size and type of project. Since every project is unique, we can only estimate our fee once we know the scope of the project and the scope of our involvement.  In general, our overall fee covers our staff hourly rates, an overhead factor, and a modest profit.  We might use any one of the following fee structures in our contracts, depending on the nature of the job:
  • Flat Fee
  • Hourly Fee
  • Hourly Fee with a Cap
  • Fee based on percentage of Cost of Construction
